How the asset value calculator works
Some assets gain value over time, like land or gold. Others lose value, like cars and electronics. Enter today's value, the yearly rate of change and the number of years, and the calculator projects the value year by year. Switch between appreciation and depreciation depending on the asset.
Appreciation assumes steady exponential growth. Depreciation uses a declining balance, so the rupee amount lost each year gets smaller as the value falls.
Future value = Present value × (1 ± r)n
Frequently asked questions
How do I calculate the future value of a property?
Multiply today's value by (1 + yearly growth rate) for every year. A ₹50 lakh flat growing at 6% a year is worth about ₹1.2 crore after 15 years.
How does depreciation work?
With declining-balance depreciation the asset loses the same percentage of its remaining value each year, so the rupee loss is largest in the first years.
Which growth rate should I use?
Base it on the history of that specific asset and location, and remember that property and gold prices can stay flat for years. A conservative rate is safer than an optimistic one.
Can I compare an asset with an investment?
Yes. Compare the projected asset value with the corpus from the investment calculator for the same period and amount.
